Waterford Township sits on 34 named lakes in the middle of Oakland County, about 38 miles northwest of downtown Detroit and roughly a 45 minute drive on a clear day. It's a charter township of around 70,565 people (2020 census), and the lakes are the whole point. People move here for water access they can't get closer to the city: a dock, a fishing spot, a beach they can walk to. The buyers tend to be families trading up from denser suburbs, retirees who want a quieter pace near the water, and commuters who don't mind the drive in exchange for a yard and a lake view. It's not a downtown-walkable suburb. It's a spread-out, car-dependent, recreation-first community, and that suits the people who choose it.

What Waterford is known for

The lakes, first and most. Cass Lake is the largest and deepest in Oakland County at 1,280 acres, and names like Elizabeth Lake, Loon Lake, Sylvan Lake, and Pontiac Lake show up on the map again and again. The name itself comes from all that water.
Second, it's an employment and government hub for the county. The Oakland County Service Center West Campus sits in Waterford, including the county Executive Building and the Children's Village. Oakland County International Airport is also here, a busy general aviation field that handles around 155,000 takeoffs and landings a year.
Third, the parks. Dodge No. 4 State Park sits right on Cass Lake, and Hess-Hathaway Park, a former farm donated to the township in 1985, still keeps farm animals, trails, and a community garden.
Spread out and outdoorsy. The township is built around its lakes and the roads that connect them, so daily life means driving: to the grocery store, to school, to the lake you don't live on. Summer is the season everything points at. Boats go in, beaches fill up, and the commercial strips along M-59 and Dixie Highway stay busy.
It's a working, middle-class township, not a manicured one. You'll find lake homes that have been in families for decades next to postwar ranches and newer builds. The pace is slower than Royal Oak or Birmingham, and the trade is space and water for walkability and nightlife.

M-59 (Highland Road) runs east-west straight through the center of the township and ties it to Pontiac, Brighton, and Howell. US-24 runs as Dixie Highway through the township, carrying much of the diagonal traffic and most of the retail, with Telegraph Road forming the eastern edge near Pontiac. I-75 is a short hop east for the run down to Detroit or up to Flint.

Is Waterford a good place to buy?

If you want lake access and space without paying Birmingham or Bloomfield prices, yes. Waterford gives you water, larger lots, and a county-job base, for less per square foot than the higher-end Oakland County towns. The honest trade is that it's car-dependent and spread out. There's no walkable downtown core, the commute to Detroit is real at around 45 minutes, and "near a lake" can mean a lot of things, so the same budget buys very different homes depending on where the water is. Buy here for the lifestyle and the space, not for walkability.
The homes
The housing stock skews postwar. A lot of it grew out of the summer-cottage era, when families built small lake places and later winterized them, so you'll find compact older homes near the water alongside midcentury ranches built as Detroit's suburbs pushed north. Newer subdivisions fill in the spaces between the lakes. Lots run larger than the inner-ring suburbs, and the range is wide: a modest off-water ranch and a renovated Cass Lake waterfront are both "Waterford," and they're priced worlds apart.
Schools
Most of the township is served by Waterford School District, which runs 17 schools for roughly 6,700 students. Niche ranked it #4 among Michigan school districts for 2026 (Niche, 2026). Rankings are a starting point, not the whole story, so look at the specific school your address feeds into. Boundaries split across the township, and a few edges feed neighboring districts, so confirm the exact school by street address before you fall for a house.
